Landmark Chicago tower renamed after London firm's office space deal

Published by Jo on Friday, 24 July 2009 at 2:30 PM

The tallest building in the US, a landmark office skyscraper in Chicago, has been renamed after a London firm which has now taken up the majority of office space there. Known as the Sears Tower since its opening in the 1970's, the property has officially been renamed the Willis Tower, which was a condition of the negotiation deal.

London-based insurance company Willis Group Holdings has certainly enjoyed a boost in PR thanks to the agreement.

However many people are against the name change, according to a report by CNN.com. In excess of 90,000 people have joined a group on Facebook, called 'People Against the Sears Tower Name Change', and 34,000 have signed an online petition.

CNN's article cites one Facebook campaigner who wrote: "This name change is absurd. Would Paris change the name of the Eiffel Tower? Or London change Buckingham Palace? Or New York, the Statue of Liberty?"

The Royal Institute of British Architects (RIBA) Stirling Prize 2009 is up for grabs, and the shortlist is now down to the final six. The accolade is for the best British building worldwide, and a London office building is in the running for the title.

Designed by Eric Parry Architects, the property is an 18-storey commercial office development in the City of London, in the prestigious EC postcode area, a short walk from the banks of the Thames.

Judges commented that the scheme "does much to improve the urban realm by creating, improving and connecting public spaces," adding: "Granite, concrete and flowing water features add visual interest to the street."

The London office will compete against two London health centres, a museum in Denmark, a mixed-use scheme in Liverpool, and a wine cooperative in Spain. The full shortlist including the architects behind each scheme is below:

  • 5 Aldermanbury Square, London (Eric Parry Architects)
  • Maggie’s Centre, Charing Cross Hospital, London (Rogers Stirk Harbour & Partners)

  • Bodegas Protos, Valladolid, Spain (Rogers Stirk Harbour & Partners)
  • Fuglsang Kunstmuseum, Lolland, Denmark (Tony Fretton Architects)
  • Liverpoool One Masterplan, Liverpool (BDP)

Serviced office space is key to beating the recession

Published by Jo on Wednesday, 22 July 2009 at 9:25 AM

Speakers at a recent BCA summit concluded that while the office space and commercial property market has been hit hard by the recession, with Birmingham among the most affected regional cities, the market is now on the road to recovery.

Business centre operatives at the summit announced a positive increase in enquiries, many of which are from new and small businesses. Jennifer Brooke, executive director of the BCA, says:

"More and more businesses in Birmingham have realised during this recession that for any location with fewer than 50 staff, serviced offices are the intelligent business solution, being generally less expensive and certainly more flexible than conventional office space."

Here at officebroker.com we recently reported on the most popular office space locations for small businesses, and found that Birmingham was indeed the most popular, followed by Manchester and then Luton.

The serviced office can provide a dramatic reduction in overheads, and the flexibility of the terms can help ease businesses through difficult periods and economic uncertainty.

Brooke concludes: "The easy in, easy out license agreements offer flexibility and peace of mind; giving total transparency on costs, unlike a conventional lease. This is essential during recessionary times."

Serviced office provider helps small businesses survive the recession

Published by Jo on Tuesday, 21 July 2009 at 4:22 PM

Riding out the recession is a challenge for any businesses. But for entrepreneurs, start-ups and small businesses, it can be an added struggle.

To help ease the economic difficulties faced by many SMEs, serviced office provider Avanta has joined forces with Entrepreneur Country, and are offering reduced rates for small businesses who are feeling the pinch.

The scheme offers a 20% discount on serviced office space and meeting rooms through Avanta, for members of networking community Entrepreneur Country.

Julie Meyer of Ariadne Capital CEO, who are behind the scheme, said in a press release by Avanta:

"We have formed a partnership with Avanta Managed Offices because it actively supports Entrepreneur Country's call for the cost of entry to entrepreneurship to be lowered." She also adds, "Discounted office space is a major benefit right now because, as a result of the credit crunch, even the best enterprises are finding it difficult to get finance and are therefore self-funding. As a result, they need to control their financial burn until the wheels of the financial services industry turn again."

officebroker.com moves to a new US office!

Published by Jo on Thursday, 16 July 2009 at 11:56 AM

On Saturday July 11th, the US arm of officebroker.com moved to a new head office in Dallas. Since 2006 we've been based at offices in Carrollton, but with an excellent period of growth over the last three years it was finally time to move to a bigger office space.

Fortunately, a suitable location was found just a few miles away that turned out to be the perfect spot. Almost five times bigger than the previous base, the new office on Ford Road represents a huge step forward for officebroker.com.

"While our previous office was a good starting base, we finally outgrew the space and needed to find a bigger area for our growing number of staff," says Andy Haywood, joint Managing Director of officebroker.com. "We're anticipating further growth over the coming years, so our new office will enable us to keep moving up and reach out to more businesses across the US."

A new VOIP telecommunications system has also been installed to help staff monitor and work with enquiries more efficiently, while plans to modernise and reformat the new office space have already been put in motion.

"It will help us to establish permanent roots here in Dallas," adds Andy, "as we're certainly not planning on going anywhere."

International firms help speed up recovery of UK office space market

Published by Lou on Wednesday, 08 July 2009 at 5:26 PM

Following on from London's successful second quarter, it's emerged that part of the city and the UK's road to recovery is thanks to a surge in international investment. According to Cushman & Wakefield analysis, over 60% of all West End transactions have been completed by overseas funds or private organisations.

An article by www.propertywire.com states: "The central London property investment market is likely to be leading the recovery in Europe." The article goes on to reference comments by Clive Bull, Head of central London investment and a partner in Cushman & Wakefield's London Group:

"Interest has been fuelled by a perception that the London market represents relatively good value, the continuing weakness of the pound and the lack of competition from the traditional UK/Irish debt buyers."

More good news for the UK as London office deals continue

Published by Liz on Tuesday, 07 July 2009 at 9:42 AM

There's been a surge in deals going through for office space in London of recent weeks - properties on Hammersmith Road, City of London and in Islington are just some of the most recent we've reported on. Each deal helps strengthen the UK commercial property market's recovery from the recession, and adds to the already positive news of increasing take-up for office space which - hopefully - will lead to an equally successful Q3.

Another deal for the City of London, for a property on Wood Street, has also been reported to have reached completion as stated by Property Week yesterday. The property and business source states that Land Securities sold the property on Wood Street to Aerium, for £105.5m.

The property is reported to hold retail and office space. The offices are currently let to law firm Eversheds.

Major office space deal for London City

According to an article on Property Week, Nomura Bank is under offer to take all offices in the property, which is reported to hold around 5,000 staff.

Property Week reports that the decision will "provide a significant boost to the City market and dwarfs the previous largest deal this year, when another Japanese bank, Bank of Tokyo, agreed to take more than 220,000 sq ft at British Land's Ropemaker scheme."

London office space uptake increases by 98%

Published by Jo on Monday, 06 July 2009 at 8:37 AM

We've learned that uptake of office space in London at the close of Q2 has shot up an enormous 98% over Q1 figures.

Many reports suggest that the uptake is as a result of businesses taking advantage of lower rents in London. However the increase gives a massive boost to the commercial property industry, especially the serviced office space market, and suggests that confidence is returning not just in tenants, but in businesses on the whole.

This could be one more nod towards a growing amount of reports that suggests the UK is nearing the bottom of the cycle, and is now beginning to start its recovery from the recession.

As stated in a report by The Telegraph, Peter Trinder, director of NB Real Estate, said: "Many occupiers postponed decisions about property during the last year, but there are now some very attractive deals on the market. Landlords and occupiers are now liable for full rates on empty buildings. This is providing an added incentive to get space let and off the market."

London office property on Hammersmith Road snapped up

Published by Lou on Friday, 03 July 2009 at 10:04 AM

According to a recent Property Week article, Ropemaker Properties of BP Pension Fund has bought a multi-let office property in London, on Hammersmith Road. The property is on the site of the old Hammersmith Hospital, and was bought for a reported £24.6m.

Tim Hayne, head of property at BP Pension Fund, said that the building on Hammersmith Road is "one of the best multi let office buildings to come to the market in the past 12 months. We believe the fundamentals of the Hammersmith office market make it well positioned in the current challenging occupation market."

Not surprisingly, location is one of the property's best assets. Situated in west London and just a few minutes' walk to the Hammersmith and Barons Court tube stations, Hammersmith is a prime spot with an excellent transport network.

Published by Marie on Thursday, 02 July 2009 at 4:25 PM

An article by the Birmingham Post highlights that there is a shortage of BREEAM 'Excellent' standard offices in Birmingham, the UK's second city.
